    随着国家对保障性住房政策的支持及市场需求,国内近几年租赁住宅的开发体量呈明显上趋势。租赁住宅为了方便住户顺利入住,往往以精装修房为交付标准。如果租户在入住后,想租户有一个较好的入住体验,减少租赁住房的空置率,那么对整个租赁住宅的各方面质量品质都会有较高的要求。本文通过对已完成项目在承接查验阶段的数据统计与分析,总结了质量缺陷形成的主要原因,并针对性的提出质量管控解决方法,以期为相关学者及从业人员提供有价值的参考。

    Abstract:

    With the support of the national affordable housing policy and market demand, the development volume of rental housing in China has shown a significant upward trend in recent years. In order to facilitate the smooth occupancy of the tenants, the rental housing often takes the fine decoration room as the delivery standard. If the tenant wants the tenant to have a better occupancy experience and reduce the vacancy rate of rental housing after moving in, there will be higher requirements for the quality and quality of all aspects of the entire rental housing. Based on the statistics and analysis of the data of completed projects in the acceptance inspection stage, this paper summarizes the main reasons for the formation of quality defects, and puts forward targeted quality control solutions, in order to provide valuable references for relevant scholars and practitioners.
